Leak Detection in Welwyn Garden City

The west side of the town, around Handside, Sherrardspark and the Parkway, has the original garden city houses from the 1920s and 30s. They have rendered walls, hipped roofs, generous gardens and in many cases solid ground floors. The east side, in Hatfield Hyde, Peartree, Hollybush, Haldens, Knightsfield and Panshanger, was built after the war with concrete floors and heating pipes in the screed. Panshanger has later houses with plastic pipework. The older houses tend to leak at old copper joints under kitchens and bathrooms. The post-war houses more often lose heating water through a pinhole in a buried pipe.

The common calls are a boiler losing pressure, a warm patch on a floor and a damp patch that keeps coming back at the bottom of a wall. Thermal imaging shows the heating circuit through the screed and picks out the spot where the warmth spreads wider than the pipe. Tracer gas confirms it when the thermal picture is unclear. For a supply pipe under a long front garden we use the acoustic ground microphone along the pipe route.
