Every leak, found the least invasive way
Each survey starts with the method most likely to find your leak without opening anything up, and nothing is opened until the leak has been pinpointed. Choose a service for photos, what is included and honest answers to the usual questions.

What we detect, and how

Water leak detection
Hidden leaks behind walls, under floors and in ceilings, pinpointed with thermal, acoustic and tracer gas kit before anything is opened up.
Water leaks
Central heating leak detection
A boiler that keeps dropping pressure means water is escaping somewhere in the heating circuit. We find the pipe or fitting and fix it.
Heating leaks
Underfloor heating leak detection
A leaking underfloor heating loop is found by isolating circuits at the manifold, then mapping the pipes with thermal imaging and tracer gas.
Underfloor heating
Water mains and underground leak detection
Leaking supply pipes under driveways, gardens and concrete floors, located with acoustic and tracer gas kit so only one small excavation is needed.
Mains & underground
Thermal imaging leak surveys
A thermal imaging camera shows warm pipe runs and cool wet patches through floors and walls, so the leak is seen before anything is opened.
Thermal imaging
Tracer gas leak detection
A safe hydrogen and nitrogen mix is put into the drained pipe, rises through the floor or wall and is picked up by the detector directly above the leak.
Tracer gas
Acoustic leak detection
A ground microphone listens for the sound of water escaping under pressure through floors, concrete and paving, and the reading peaks directly over the leak.
Acoustic
Trace and access insurance reports
Leak detection carried out and documented the way insurers expect, with a report your claims handler can act on straight away.
Insurance reportsParticular situations, explained
What a survey involves, what it costs and how it is priced, same-day visits, landlords, blocks of flats, commercial buildings, and the tests behind the main methods.

Leak detection specialists
A specialist firm that locates hidden water and heating leaks with dedicated kit, repairs them and writes the report your insurer needs.
Specialists
Non-invasive leak detection
Leaks located through tiles, carpet, plaster and concrete, so the only opening made is one small spot at the marked point.
Non-invasive
Leak detection survey
What a leak survey involves from arrival to report, what to have ready, how long it takes and what happens if nothing shows.
The survey
Emergency and same-day leak detection
Water through a ceiling or a meter spinning fast needs locating quickly, and same-day and next-day surveys are usually available.
Same-day
Leak detection cost
A fixed price agreed before we come out, no hourly rate, and a clear account of what is and is not included.
Cost
Pre-purchase leak survey
A leak check on the house you are buying, covering the pipework a homebuyer survey does not test, before you exchange.
Before you buy
Commercial leak detection
Hidden leaks in commercial buildings, blocks of flats and landlord portfolios, located and reported for agents and insurers.
Commercial
Leak detection for landlords and letting agents
Hidden leaks in rented homes found with the tenant present, reported to the landlord or agent and written up for the insurer.
Landlords
Leak detection in blocks of flats
Leaks between flats and from communal pipes traced to one source, with a report that makes clear whose pipe it is.
Blocks of flats
Pressure testing and pipe tracing
A nitrogen pressure test on each system shows which one is losing water, then the pipe run is mapped before a single board is lifted.
Pressure testing
Moisture surveys
A moisture meter maps how far the water has spread, tells wet from dry and shows the direction it came from.
Moisture survey
Dye testing
Coloured dye in the bath, shower tray or basin shows which route the water is taking, without removing a single tile.
Dye tests
Borescope camera inspections
A camera on a flexible cable looks inside floor voids, walls and ceilings through a small hole or an existing gap.
BorescopePinpointed before anything is opened up
Every survey uses whichever combination of these finds your leak fastest. The photos are from our own jobs.
From your first call to a leak you can see in the report
Call or WhatsApp with a few photos and a line about the symptoms. We ask a handful of questions, agree a fixed price and book the survey, usually for the same or the next day.
On arrival we pressure test the mains, hot water and heating, check the meter and test the escaping water, so we know what we are looking for before the detection starts.
Thermal imaging, the acoustic ground microphone and tracer gas are used as the pipework dictates until the leak is marked on the floor or wall.
You get a written report with readings, thermal images and photographs, ready for a trace and access claim. If you want the leak fixed, we open that one spot and repair it.
Still losing water? Every day adds to the damage.
Call now and we will tell you straight away whether it needs a same-day visit. Or send a photo of the stain, the meter or the boiler gauge on WhatsApp.
