Water leak insurance claims
A hidden leak is stressful enough without a claim on top. This is what to do in the first hour, how trace and access cover works, and how our report fits into it.

Trace and access cover
Trace and access is the part of a buildings insurance policy that deals with finding a hidden leak and putting right the opening made to reach it. This page explains what it usually covers, what it usually does not, and what your insurer will want to see.

Leak allowance
If a hidden leak has pushed your metered bill up, your water company may be willing to take some of that water off the bill once the leak has been found and fixed. The rules are set by each company, so this page explains the general shape of the scheme and what to keep.

Who is responsible?
Responsibility for a leak depends on where the leaking pipe is and who owns that pipe. This page sets out the general position for supply pipes, rented homes and flats, and explains why a detection report usually settles the question.

How it works
Leak detection is a process of narrowing down, from the whole property to one system, then to one pipe run, then to one point. This is what happens at each stage and what to expect on the day.

Call or WhatsApp with a few photos and a line about the symptoms. We ask a handful of questions, agree a fixed price and book the survey, usually for the same or the next day.
On arrival we pressure test the mains, hot water and heating, check the meter and test the escaping water, so we know what we are looking for before the detection starts.
Thermal imaging, the acoustic ground microphone and tracer gas are used as the pipework dictates until the leak is marked on the floor or wall.
You get a written report with readings, thermal images and photographs, ready for a trace and access claim. If you want the leak fixed, we open that one spot and repair it.
Still losing water? Every day adds to the damage.
Call now and we will tell you straight away whether it needs a same-day visit. Or send a photo of the stain, the meter or the boiler gauge on WhatsApp.
