Leak Detection in London

London homes hide pipework in terraces, conversions, mansion blocks and new apartments, often all in one street. We work across the boroughs below from our Watford base.

Leaks in London homes

In London a leak rarely stays in one home. Water from a bathroom in a converted house ends up in the flat below, a communal riser feeds a stain in a hallway, and a supply pipe under a paved front garden shows only on the meter. Proving where the water comes from matters as much as finding it, so our reports are written to settle responsibility between flats, freeholders and insurers as well as to support a trace and access claim.

Parking is controlled on most London streets, so we plan around bays and visitor permits and bring the equipment in on a trolley. Pick your area below for the housing we see there and the methods that suit it.

How it works

From your first call to a leak you can see in the report

Tell us what you are seeing

Call or WhatsApp with a few photos and a line about the symptoms. We ask a handful of questions, agree a fixed price and book the survey, usually for the same or the next day.

Work out which system is leaking

On arrival we pressure test the mains, hot water and heating, check the meter and test the escaping water, so we know what we are looking for before the detection starts.

Pinpoint the leak without opening up

Thermal imaging, the acoustic ground microphone and tracer gas are used as the pipework dictates until the leak is marked on the floor or wall.

Report, and repair if you want it

You get a written report with readings, thermal images and photographs, ready for a trace and access claim. If you want the leak fixed, we open that one spot and repair it.

Insurance claims

A report your insurer can act on

Most buildings insurance policies include trace and access cover for finding a hidden leak and making good the way in. Our report is written for that claim: what we tested, what we found, where it is, with photographs, thermal images and readings.

  • Turn off the stop tap or the heating and stop topping up
  • Photograph the damage, the boiler gauge and the meter
  • Tell your insurer a leak is suspected and detection is being arranged
  • Trace and access pays to find the leak and make good the access
