Water Leak Under a Driveway or Garden? How We Find It
Water surfacing on a drive, a lawn that stays lush in a dry spell or ground that feels soft underfoot usually points to the supply pipe. It runs from the boundary stop tap to the house, and it is yours to repair.

Driveway or garden: what is usually going on
The supply pipe is the one pipe most people never think about. It leaves the boundary stop tap near the pavement, crosses the front garden or driveway and enters the house, often under the hall floor. When it fails, the water has nowhere to go but into the ground. Clay soil around Watford and much of north London holds that water. So the first sign is often a strip of grass greener than the rest, a bed that never dries out, or block paving that stays dark in dry weather.
Ownership matters because it decides who pays. The water company owns the main under the road and the communication pipe up to the boundary stop tap. Everything from that stop tap to the internal stopcock is the supply pipe, and it belongs to the property owner. Affinity Water serves Watford and most of Hertfordshire, Thames Water serves most of London, and both work on that same split. If water is rising near the pavement rather than on your side of the boundary, report it to the water company first. If it is on your side, the search and the repair are yours to arrange.
The survey starts at the meter with everything in the house turned off, then again with the internal stop tap closed. That proves the loss is on the supply pipe and measures it. We trace the pipe route across the drive or garden and listen along it with a Sewerin Aquaphon ground microphone. It hears water escaping under paving, concrete and soil. Plastic pipe carries very little sound. For that we drain the pipe, add a hydrogen and nitrogen tracer gas and follow it to where it surfaces. The leak is marked and photographed so one hand-dug hole reaches it, rather than a trench across the front of the house.
If you want the repair done on the same visit we can replace the failed section in MDPE or copper and reinstate the ground. Or we leave the hole marked for your own contractor. Hold on to the report and the repair invoice. Water companies may offer a leak allowance on the bill once a leak on your side has been found and fixed. The conditions vary, so ask them with the paperwork to hand. Tracer gas is a way of finding a leak and has nothing to do with gas safety. If you can smell gas at any time, leave the property and call the gas emergency number.
Call today if
- Water is bubbling or pooling on the surface of the drive or garden.
- The meter chamber or boundary stop tap pit has filled with water that does not drain away.
- Pressure at the kitchen tap has dropped noticeably at the same time as the ground has become wet.
- The ground has started to sink, or paving has dropped, along the likely pipe route.

How we would find this leak

Water mains and underground leak detection
Leaking supply pipes under driveways, gardens and concrete floors, located with acoustic and tracer gas kit so only one small excavation is needed.
Mains & underground
Acoustic leak detection
A ground microphone listens for the sound of water escaping under pressure through floors, concrete and paving, and the reading peaks directly over the leak.
Acoustic
Tracer gas leak detection
A safe hydrogen and nitrogen mix is put into the drained pipe, rises through the floor or wall and is picked up by the detector directly above the leak.
Tracer gasFrom your first call to a leak you can see in the report
Call or WhatsApp with a few photos and a line about the symptoms. We ask a handful of questions, agree a fixed price and book the survey, usually for the same or the next day.
On arrival we pressure test the mains, hot water and heating, check the meter and test the escaping water, so we know what we are looking for before the detection starts.
Thermal imaging, the acoustic ground microphone and tracer gas are used as the pipework dictates until the leak is marked on the floor or wall.
You get a written report with readings, thermal images and photographs, ready for a trace and access claim. If you want the leak fixed, we open that one spot and repair it.
Driveway or garden: questions answered
Who owns the pipe between the water meter and my house?
The property owner does. The water company is responsible up to the boundary stop tap, and the supply pipe from there to the house is private. If the leak is on the public side the water company should attend. If it is on your side, it is yours to locate and repair.
Can you find a leak under block paving without lifting it all?
Usually, yes. The ground microphone listens through paving and concrete, and tracer gas rises through the joints between blocks. Both narrow the leak to a small area, so only a few blocks need to come up.
My supply pipe is plastic and makes no noise. Can it still be found?
Yes. Plastic pipe is the reason tracer gas exists. The pipe is drained, filled with a hydrogen and nitrogen mix, and the detector follows the gas to the point where it escapes. It is a detection method, not gas-safety work.
Will the water company reduce my bill for water lost through the leak?
Many water companies offer a leak allowance once the leak has been found and repaired, with conditions that differ between companies. Keep our report and the repair invoice, as they are normally asked for.
Do you repair the supply pipe as well as find the leak?
Yes, if you want us to. We can replace the failed section in MDPE or copper from the one hole we dig, or mark the spot and leave it for your own contractor. A fixed price is agreed before we start.
Leak somewhere else?
Noticed this at home? Do not wait for it to get worse.
Call now and we will tell you straight away whether it needs a same-day visit. Or send a photo of the stain, the meter or the boiler gauge on WhatsApp.
